Yes, many of our clients plan their builds from abroad. All of our services can be delivered through virtual meetings and off-site interactions: we go to you. Design reviews happen by video at times that suit your time zone; site work happens on the ground in Belize.

Site analysis, schematic design, design development, construction documentation, and approvals coordination. Concepts are refined with you through collaboration and feedback before documentation begins. Construction administration is offered as a continuation of the same engagement.

Yes. We provide construction administration and on-site supervision , communicating with the contractor and monitoring progress, quality, and adherence to the construction documents so the project is built as designed.

We work with a network of professionals including engineers, designers, and environmental experts. Together this ensures a holistic approach, multiple disciplines integrated into one set of buildable, sustainable design solutions.

Highly. We meet at kickoff, after each major design milestone, and throughout construction; remote review online is standard between in-person sessions. Your vision and requirements are incorporated from the first sketch onward.

Yes, architectural visualisation is a standard part of our design process. You see the project before it is built.

Architectural design, approved construction drawings (plans), and PUC-approved electrical design. Where the service is engaged, a construction estimate (Bill of Quantities) is included. During construction, support continues through construction administration.

Custom home design services start at US$2,000. The final fee depends on scale, site complexity, and scope of services, we provide a project-specific quote after the first conversation.

It varies significantly with project type, size, complexity, location, and specific requirements. Much of our sustainability comes from design decisions, siting, orientation, passive cooling, durable materials, rather than costly add-ons, and those decisions lower operating costs for the life of the building. In the first conversation we work with you to establish a budget around your requirements and goals.

Yes. The construction budget is a brief constraint, not a footnote. We design to it from the schematic stage and revisit it at every milestone.

Yes, as an optional service. We coordinate with quantity surveyors and trusted contractors to produce realistic estimates against the design. Many clients use the estimate to evaluate contractor pricing with confidence.

Getting Started

Yes. Starting a conversation with us costs nothing: tell us about your project and we reply within five business days with the right next step. Where a short call would help us both decide fit, we’ll suggest one. Project-specific advice provided through a paid consultation, where we can prepare properly.

The conversation is about fit: your idea at a high level, our process, and where to go from here. A Project Consultation is professional advice: a prepared working session where we assess your land, idea, and budget and follow up with written recommendations. One is a conversation. The other is advice & work.

Because project-specific advice is professional work, and preparation is what makes it worth acting on. Our articles and guides answer the general questions about building in Belize freely and in depth. When the question is about your land and your budget, you deserve an answer we’ve prepared for your project. And if you engage Vea for design services within 4 months, the fee is credited in full toward your contract.

A Project Consultation is US$300. In-person sessions add a travel supplement based on your property’s location, confirmed at booking. The fee is credited in full toward your design contract if you engage us within 4 months.

Yes, countrywide, including the islands. In and around Belmopan, a Project Consultation can be held in person; a supplemental fee beyond Belmopan is confirmed at booking. Elsewhere in the country, we offer the On-Site Consultation: a session at your property that includes a site walk, so the advice is shaped by the land itself.

A Site Assessment is a standalone investigation of a parcel: we visit, document, and report on access, utilities, drainage, terrain, regulatory obligations & flags, and buildability, with clear recommendations. It’s valuable in two situations: before you buy land, and before you design on land you own. If a consultation shows your site needs this depth, your written summary will say so.

No. The Site Assessment is a first look you can commission on its own, before committing to a project. Site Analysis and Site Planning is the comprehensive pre-design work we carry out within a full engagement, building on what an assessment finds. One tells you whether and how to proceed. The other plans the proceeding.

Send us what you have when you book: an outline of what you want to build,land documents or a parcel location, any sketches, photographs or reference images, and your working budget. We review everything before the session, which is what makes the time count. Don’t worry if some pieces are missing; identifying the gaps is part of the work.

One reschedule is included with 24 hours’ notice. Sessions missed without notice are not refunded. Consultation and assessment bookings are confirmed on payment.
